Where We Started,
+ The Exciting Road Ahead
Emanuel W. Falk and A. Louis Drucker met as children in the Drucker family grocery store. In 1938, they established a real estate and insurance partnership that laid the foundation for Drucker + Falk. From the beginning, we have embedded our Aim Higher™ business culture into everything we do. We have always prioritized a forward-thinking, people-focused approach, which has helped us grow into one of the nation’s largest and most respected property management and commercial real estate organizations. Now under the leadership of third-generation owners and Managing Directors Wendy Drucker, Kellie J. Falk, and David Falk, Jr., our company continues to thrive and looks forward to an even brighter future.
Drucker + Falk Timeline

1938–1960s
- Seeded with $100, a typewriter, and one part-time associate, a real estate and insurance partnership is formed.
- The company grows its size and reputation through proactive stewardship and value enhancement for its real estate partners.

1970s–1990s
- Drucker + Falk opens a new office in Raleigh, NC, establishing a hub for expansion in the Southeastern U.S.
- The company experiences exponential growth while developing new processes and adding significant client value.

2000s
- The third generation of management takes over, with Directors Wendy Drucker, Kellie Falk, and David Falk at the helm.
- In 2004, Guy Buck is named chief financial officer.
- In 2009, industry veteran Jim Ledbetter is appointed president/chief operating officer.

2010s
- Drucker + Falk expands into Ohio, assuming a multifamily portfolio of more than 25,000 apartments.

2020s + BEYOND
- Building on the foundation laid by our grandfathers, Drucker + Falk has strategically developed a highly diverse portfolio of over 40,000 apartments across 11 states.

Wendy Drucker | CPM
Managing Director
With a degree in experimental psychology from Wheaton College in Massachusetts, Wendy pursued her passion of working with autistic children for many years prior to starting her career in 1981 with Drucker + Falk. Based first in the Raleigh office, she has worked in almost every multifamily capacity in the firm. In 1994, Wendy moved to the company's headquarters in Newport News, Virginia, where she currently serves as Managing Director. In addition to new business development, her passion is multifamily development and working with developers on new construction and lease up projects, older and historic apartment community renovations, and repositioning and renovating mature, value add assets. She remains a leader in adopting emerging technology as a means to working within an ever changing multifamily and commercial real estate landscape. Wendy currently serves on multiple community boards, is immediate past President of the Newport News Economic Development Council, President of Hampton Roads Academy Board of Directors, and is a licensed Real Estate Broker in Virginia and North Carolina. She also holds licenses in South Carolina, Georgia, and Tennessee, and is a Certified Property Manager (CPM®) as designated by the Institute of Real Estate Management.
WA former athlete turned exercise fanatic, on any given morning you will find Wendy at the gym or walking along a nature trail with her beloved Boston Terrier, "Roni." Wendy is a lover of all things outdoors, and relishes time with family cruising down the James River.

Kellie J. Falk | CPM, CAPS, HCCP, MBA
Managing Director
Kellie J. Falk is a Principal and Managing Director of Drucker + Falk, a family-owned fee management real estate company that has been operating since 1938.
Kellie is deeply committed to the apartment industry, having served as the North Carolina Apartment Association president and being a frequent lecturer at industry events nationwide. She was recognized as Top 40 for Real Estate and Construction by the NC Triangle Business Journal, awarded the Top Apartment Executive by the NC Triangle Apartment Association, and the NC Triangle Leader Impact for Commercial Real Estate award. Kellie was inducted into the NC Women Business Owners Hall of Fame and selected for the Hall of Fame for the Apartment Association of North Carolina. She is a Housing Credit Certification Professional (HCCP®) through the National Association of Home Builders, a Certified Property Manager (CPM®) with the Institute of Real Estate Management as well as a Certified Apartment Manager (CAM®) and Certified Apartment Property Supervisor (CAPS®) with the National Apartment Association. She has a Real Estate Brokers License in North Carolina, South Carolina, Georgia, Florida, and Virginia.
In addition to her work for the apartment industry, Kellie is actively involved in her community. North Carolina Governor appointed her to the Board of Trustees for Wake Technical Community College, where she serves as the Chair. Kellie previously served on the Executive Board of the Raleigh Chamber of Commerce. However, her most valuable contribution to her community is her work for various nonprofits, including the Frankie Lemmon School, Meredith College, and Beginnings.
Kellie received her BA from Meredith College with a major in Business Economics and a minor in Religion. She earned her MBA with a concentration in Real Estate Finance and Urban Development from American University.

David Falk, Jr.
Managing Director
Inquisitive about the world, David has visited dozens of countries experiencing life among its most diverse people and cultures. A graduate of North Carolina State University with a degree in finance, David is an early adopter of all things technical, and a staunch advocate of using technology to smartly create operating efficiencies and expense savings, while being ever mindful we are in the "people" business. A self-proclaimed emerging technology and gadget guy, David drives a Tesla, or it drives him, something he started long before "car charging station" was part of the modern-day vernacular. David focuses on due diligence, finance, equity partnerships, development, syndication, and brokering multifamily investments.

James E. Ledbetter | MBA
President + COO
A graduate of Auburn University with a BS in Industrial Management, Jim earned his MBA with a concentration in finance from Georgia State University. An investment and asset management executive with some of the industry’s most prominent firms, Jim came to Drucker + Falk in 2009, bringing with him extensive commercial real estate acquisition, disposition, finance, development, brokerage, and management experience. Cheering "War Eagle" amid all things orange and blue, Jim is a supporter of anything "but Bama. " A workout enthusiast, bike rider, avid fisherman and skier, whose business discussions are often fronted by a throwback sports analogy, Jim has been instrumental in the transformation of Drucker + Falk to a NMHC Top 50 firm.

J. Guy Buck | CPA, MBA
Chief Financial Officer
Not the stereotypical CPA, Guy is a classically trained musician who performs with his wife and\or one or more of his talented three sons at church and other local functions. When he's not helping underwrite an acquisition or refinance an asset, Guy is also known to be a fierce competitor on the tennis court. Joining Drucker + Falk in 2004 as the firm’s Chief Financial Officer, Guy previously served as Chief Financial Officer and Chief Operating Officer for Cassidy & Pinkard, the largest locally owned commercial real estate services company in the Washington, DC metropolitan area. In addition to overseeing accounting, human resources, IT and other areas, Guy specializes in securing asset financing on behalf of clients, as well as overseeing underwriting and investment transactions. A graduate of East Carolina University with a bachelor’s degree in Music, Guy obtained his Master of Business Administration through the University of Colorado Springs. He is a Certified Public Accountant (CPA®) and a member of the American Institute of Certified Public accountants.
